Understanding Your Monthly Mortgage Payment: What Is PITI?

When you're shopping for a home, it's easy to focus on one number: the mortgage payment.


But your monthly housing cost is usually more than just principal and interest.


To understand what you'll actually pay each month, it's important to know what makes up your mortgage payment—and that's where PITI comes in.


What Is PITI?

PITI stands for:





These four components are commonly used to calculate your monthly housing payment.


Let's break them down.


1. Principal

Principal is the portion of your monthly payment that goes toward reducing the amount you borrowed.


For example, if you take out a $400,000 mortgage, each principal payment gradually reduces that $400,000 balance.


As you continue making payments, your loan balance decreases and your equity in the home generally increases.


2. Interest

Interest is what you pay the lender for borrowing the money.


The amount of interest you pay each month depends on factors such as your loan balance, interest rate, and loan term.


For example, a borrower with a lower interest rate may have a lower interest cost than someone with the same loan amount but a higher rate.


Over time, as your principal balance decreases, the amount of interest charged each month generally decreases as well.


3. Property Taxes

Property taxes are paid to your local government and are generally based on the assessed value of the property.


Your property tax amount can vary depending on where you live and the property's assessed value.


This is especially important when comparing homes because two properties with the same purchase price can have different monthly payments if their property taxes are different.


4. Homeowners Insurance

Homeowners insurance helps protect your property against covered damage or loss.


The cost can vary depending on factors such as the property's location, coverage, deductible, and characteristics of the home.


Insurance is another reason why looking only at the mortgage principal and interest can give you an incomplete picture of your monthly housing cost.


What Is an Escrow Account?

Your lender may collect money for property taxes and homeowners insurance along with your monthly mortgage payment.


That money can be placed into an escrow account.


Think of escrow as a separate account connected to your mortgage. Instead of you having to save up for a large annual or semiannual tax or insurance bill, a portion of those costs is collected each month.


When the bills are due, the funds in the escrow account are used to pay the appropriate county or insurance provider.


Why Does Escrow Matter?

Escrow can make managing homeownership expenses easier because your taxes and insurance are incorporated into your regular monthly payment.


However, your escrow amount isn't necessarily fixed forever.


If your property taxes or homeowners insurance premiums increase, your monthly mortgage payment can also increase even if your interest rate stays exactly the same.


What About HOA Fees?

If you're buying a property that belongs to a homeowners association, you may have another monthly expense to consider.


HOA fees are generally paid separately from your mortgage payment and are not included in PITI.


For example, imagine you're comparing two $400,000 homes.


One has no HOA.


The other has a $350 monthly HOA fee.


Even if their mortgage payments are similar, the second property has a higher overall monthly housing cost.


That's why it's important to look beyond the listing price when deciding whether a home fits your budget.


A Simple Example

Let's say you're purchasing a home and your estimated monthly costs look like this:

  • Principal: $1,000

  • Interest: $1,300

  • Property taxes: $500

  • Homeowners insurance: $200


Your estimated PITI payment would be:

$3,000 per month


If the property also has a $300 HOA fee, your total monthly housing cost would be approximately $3,300.


The HOA isn't part of PITI, but it's still an important part of your overall homeownership budget.


Don't Look at the Mortgage Payment in Isolation

When you're comparing homes, the purchase price is only one part of the equation.

Your actual monthly housing cost can depend on:

  • Interest rate

  • Loan amount

  • Principal and interest

  • Property taxes

  • Homeowners insurance

  • HOA fees

  • Mortgage insurance, when applicable


Understanding these costs before making an offer can help you choose a home that fits your budget—not just a home that fits your pre-approved purchase price.
