Clear to Close: what happens before you get the keys?

After weeks of paperwork, underwriting, and verification, you're finally approaching the finish line.


One of the most exciting milestones in the homebuying process is receiving the words every buyer wants to hear:


Clear to Close.


But what does that actually mean, and what should you expect before moving into your new home?


What Does "Clear to Close" Mean?


A Clear to Close means your lender has completed its review of your loan and all required conditions have been satisfied.


At this point, the loan is approved and ready for closing.


While a few final administrative steps remain, the biggest hurdles are behind you.


Review Your Closing Disclosure


Before closing, you'll receive a document called the Closing Disclosure (CD).

This document outlines important details about your loan, including:


  • Loan amount

  • Interest rate

  • Monthly payment

  • Closing costs

  • Cash needed at closing


Take time to review these figures carefully and ask questions if anything appears different from what you expected.



Prepare Your Closing Funds


If you're making a down payment or paying closing costs, your title company will provide instructions for transferring funds.


Always verify wiring instructions directly with the title company before sending money.


When in doubt, call and confirm.



Complete Your Final Walkthrough


Many buyers perform a final walkthrough shortly before closing.


This is an opportunity to confirm that:

  • Agreed-upon repairs have been completed

  • The property is in the expected condition

  • No new issues have appeared since the inspection


The walkthrough helps ensure there are no surprises on closing day.


Closing Day


On closing day, you'll sign the final loan and ownership documents.


Depending on the state and transaction, this may take place at a title company, attorney's office, or other closing location.


Once all documents have been signed and funds have been received, the transaction can be finalized.



Funding and Receiving the Keys


After the loan is funded and ownership is officially transferred, you'll receive the keys to your new home.


This is the moment when the homebuying process becomes homeownership.
